Following handover, Greggs completed the internal store fit-out, with the store opening two weeks later on 9 July 2026.
Project Timeline
Day 1 - Live on Site
With groundworks and foundations already prepared by others, Modu-Lite Build mobilised quickly and efficiently. Day 1 saw the structural base frame installed and the build programme officially underway. From the outset, the focus was on precision and pace — setting the tone for the days that followed.
For operators and developers used to lengthy on-site programmes, this kind of immediate, structured start is one of the most visible benefits of the Modu-Lite approach. Every element arrives ready to install, and every day on site is a productive one.

Days 1–3 - Structure Rising
The speed of early progress set this project apart. The steel floor cassette was installed on Day 1, the structural ring beam followed on Day 2, and by Day 3 the timber wall panels and structural frame were already progressing. In less than 72 hours, the bones of a fully commercial retail building were in place.
This is possible because the heavy lifting happens in our off-site manufacturing environment before a single vehicle arrives on site. Components are pre-engineered, pre-sized and ready to connect — meaning the on-site team can move at a pace that simply isn't achievable with traditional build methods.

Mid-Programme - Building Takes Shape
With the floor cassette, timber wall panels and steel roof structure all installed, the building was rapidly becoming recognisable as the finished unit it would soon become. The structure was complete, the envelope was closing in, and the quality of finish was already evident.
For the client and wider project team, this stage represents a critical milestone — the point at which programme confidence becomes programme certainty. The building is up, it is square, and it is progressing exactly as planned.

Day 7 - Watertight & Boarded
Perhaps the most striking milestone of the entire build. Just seven days after installation began, the building was fully watertight, externally insulated and internally boarded throughout. What had arrived on site as flat-packed components was now a secure, weathertight structure ready for the finishing trades.
Tape and jointing was scheduled to begin immediately, with external cladding and render works to follow. The Greggs fit-out team were confirmed to start the following Monday — a handover of the internal envelope that most clients wait months to reach, delivered here in a single week.

Day 8 Onwards - External Finishes Underway
With the structure complete and the internal trades progressing, attention turned to the external envelope. Render was underway, cladding was being fixed, and the building was beginning to take on the appearance of the finished Greggs unit it was always destined to become.
At this stage, the project was firmly on track for internal handover within three weeks of the original order — a timeline that reflects not just the speed of the Modu-Lite system, but the planning, coordination and commitment of everyone involved in delivering it.

Project Complete — Shell Handed Over Snag-Free
The completed modular shell was handed over to EG On The Move snag-free, with the Greggs fit-out team stepping in to complete the interior finish. From initial enquiry to internal handover in just three weeks — on programme, on quality, and exactly as promised.
