FAQs

We make everything the process as smooth and clear as possible. Here are some of the most common questions we get asked.

Why are your lead times so competitive?

Our lead times come down to how we deliver, not just how fast we manufacture. We work with advanced, automated manufacturing facilities, and our in-house design, engineering and manufacturing teams work together to make faster decisions and resolve issues early - keeping programmes on track and giving clients greater certainty.

Why are you so cost competitive?

We look at the bigger picture. As a turnkey partner, we manage everything from design and procurement through to installation and handover, cutting out the inefficiencies of juggling multiple separate contractors. Off-site manufacturing reduces time on site, lowers preliminary costs and tightens cost control. We're focused on long-term relationships, not short-term profit - our reputation is built on doing what we say we'll do.

Do you offer a complete turnkey solution?

Yes, but only if that's what you need. We tailor our service to your project, whether that's a fully managed turnkey solution or support with one specific stage. Our capabilities include:

  • Site feasibility and development appraisals
  • Budget cost planning and early project advice
  • Planning support
  • In-house design and structural engineering
  • Building Regulations coordination
  • Groundworks, civils, foundations and drainage
  • Manufacturing and installation
  • Mechanical & Electrical (M&E)
  • Internal fit-out and external works
  • Testing, commissioning and handover

Get in touch to talk through what your project needs.

Do you manufacture your own modular buildings?

Yes. We manufacture through our own exclusive facilities, giving us full control over quality, programme and delivery. By combining design, engineering and manufacturing into one process, backed by automated production, we deliver consistent quality and industry-leading lead times.

Do you work nationwide?

Yes. We deliver projects across the UK, with plans to expand into Europe. Wherever your project is based, you'll get the same dedicated team, quality and programme certainty.

What types of modular buildings do you deliver?

We specialise in modular buildings for the roadside retail sector, including drive-thru restaurants, drive-to retail, roadside retail developments, kiosks and large-format forecourts. Our capabilities extend beyond this core focus too - if you're considering a modular solution, get in touch and we'll advise on the best approach for your project.

Why should I choose Modu-Lite over a traditional contractor?

Traditional construction often means multiple contractors, unexpected delays and problems you didn't see coming. We bring design, engineering, manufacturing and delivery together under one accountable team, reducing risk and keeping your project moving. Less noise, more certainty, better results.

When should I involve Modu-Lite?

The earlier, the better - ideally before you've committed to a site. We support early feasibility studies, budget appraisals and cost planning, helping you make the right investment before we deliver it. If you're deciding whether a site stacks up, we'd rather be part of that conversation from day one.

How do you manage project risk?

We plan for risk before it happens, building realistic contingency into every programme rather than best-case assumptions. We're always open about risk and how it's being managed. Our goal is simple: under-promise and over-deliver.

What happens after I contact Modu-Lite?

Every relationship starts with a conversation with our Managing Director, Drew McLean - not a salesperson. Drew gets to know your project and objectives, then stays involved throughout, even as our Senior Leadership Team oversees delivery. You'll always know who's responsible for your project.

Why should I trust Modu-Lite?

That's a decision only you can make. What we can tell you is that we do what we say we'll do - we've delivered projects for some of the UK's most recognised brands, and we've built our business on trust and accountability rather than empty promises. We'd rather earn your trust through delivery than sell it to you.

Why Modular?

For decades, traditional construction has been the default. But longer programmes, labour shortages, rising costs and greater risk are changing that conversation. Modular construction lets us manufacture in a controlled environment while site works progress in parallel - delivering faster, with greater certainty and less disruption. We don't think modular is right for every project, but when speed, certainty and quality matter, it's the smarter way to build.
